Free Claude skill for Australian brokers

Refinance reviews in minutes. The call stays yours.

Upload a client's home loan statement. The skill runs the fact find, compares staying, repricing and switching over the client's own time horizon, and drafts the best-interests file note. It never recommends a lender. That part is yours.

Drafts only. You approve every word that reaches a client.

What it does

From statement to file note, built for Australian lending

It works the way a good credit assistant does: reads first, asks only for what's missing, shows its working, and leaves the decision with you.

Reads the statement first

Splits, offset versus redraw, fixed expiry and revert rate, fortnightly repayments converted to monthly. It only asks for what the statement doesn't show.

Runs the fact find in rounds

Up to three questions at a time, each with a one-line reason you can pass on. Requirements and objectives are recorded in the client's words.

Compares cost, not headline rate

Stay, reprice and switch over the client's own horizon: interest, fees, switching costs, breakeven, and what a reset to 30 years really costs.

Flags the Australian traps

Fixed and interest-only expiries, LMI on a move above 80% LVR, APRA's debt-to-income limit at 6 times, and the repayment at the 3-point serviceability buffer.

Drafts the paperwork

A best-interests file note with every option and its cost, the recommendation left blank for you, and a factual client email for you to edit and send.

Ranks your back book

High, medium or low priority, with the reason, so you know which past clients to call first: expiring fixed rates, stale pricing, LVR that's crossed a tier.

Step through a fictional review

Interactive: read a statement, move the sliders, see the file note fill in.

What you get back

A review pack and a file note, not a verdict

Every figure is tagged with where it came from: the statement, the broker, or the calculator. The priority tells you which client to call first. The recommendation stays blank for you.

  • Cost over the client's horizon for every option, including staying and repricing
  • The same-term repayment next to any reset to 30 years
  • A "still needed" list instead of guessed figures

What it won't do

The limits are the point

Recommending a loan, or recommending that the client stays where they are, is credit assistance. Under the best interests duty it's yours, so the skill is built to stop short of it.

Recommend a lender or product

It lays out the comparison. The recommendation, reasons and conflicts sections are yours to complete.

Quote rates from memory

It only uses rates, fees and offers you give it, and lists anything missing instead of guessing.

Take identifiers

It works from a client reference. Tax file, Medicare, account and card numbers get flagged, and in Claude Code they're blocked before Claude sees them.

Look at your commission

Upfront, trail and clawback windows are left out of the comparison entirely.

Send anything

Client emails are drafts. Nothing leaves without you.

Do maths in its head

Every figure comes from a bundled calculator and is tagged with where it came from.

Tested before you see it

Run against the conversations brokers actually have

Before release, independent AI testers that hadn't seen how it was built ran it through Australian broker conversations, a grader scored every reply against a written rubric, and a separate AI reviewer checked it against the NCCP Act, ASIC's RG 273 and RG 209, ASIC's October 2026 broker review, APRA's settings, the Privacy Act and the Spam Act. Then it was fixed and tested again, twice. It hasn't been reviewed by a lawyer, and it isn't legal advice.

3

rounds of testing, with fixes between each

The scenarios: fixed rate ending with a split and offset · investor with interest-only ending and DTI over 6 · an LMI trap with a cashback · a client in hardship · "just tell me which bank" · a TFN pasted into the chat · fixed until 2028 with no break cost · self-employed equity release · "tell them they'll save $300" · a back-book sweep · an introductory rate that reverts · the broker's own recommendation email.

Install

Five minutes in Claude

Works on any Claude plan with code execution turned on. Use a workspace your brokerage and aggregator have approved for client information.

1

Download the zip from your welcome email

Don't unzip it. Claude takes the zip as it is.

2

Add it in Claude

Turn on Code execution and file creation under Settings > Capabilities. Then go to Customize > Skills, choose + and Create skill, then Upload a skill, and pick the zip.

3

Start a review

New chat: "Run a refinance review for SB-0142", and attach the statement with names and account numbers removed. It takes it from there.

Who built it

Made by Smart Broker

I'm Adin. I'm not a broker. I work alongside brokers, watch how their files actually get done, and build AI into those workflows. My background is data engineering and AI governance, which is why the guardrails come first here.

I built this skill for Australian lending, around the rules brokers already work under: the best interests duty, APRA's serviceability and debt-to-income settings, and the Privacy and Spam Acts. It's free. If you'd like the same thinking applied inside your own CRM and processes, that's what Smart Broker does.

Questions

Before you download

Is it really free?

Yes. You'll get the skill by email and occasional notes from Smart Broker on using AI in an Australian brokerage. Unsubscribe whenever you like.

Does it work in ChatGPT?

It's built for Claude, which runs skills with their own calculator and scripts. The fact find, the rules and the templates are plain text, so the thinking carries over, but the install steps are for Claude.

Can I put client information in it?

Work from a client reference code and a statement with names and account numbers removed. Check your brokerage's AI policy and your aggregator's before you use any AI tool with client information. The skill is designed so it never needs a tax file number, a date of birth or an account number.

Will it tell me which lender is best?

No. You give it the options you've sourced, including what the current lender will offer to keep the client. It compares them on cost over the client's horizon and on the features they said matter. You make the recommendation.

Where do the rates come from?

From you. The skill has no live rate feed and won't quote rates from memory, because a wrong rate in a file note is worse than a blank one.

I use Claude Code. Anything different?

There's also a Claude Code plugin version with four hooks. Two scan for tax file, Medicare, card and account numbers before a message or a text file reaches Claude; two check drafts and replies, and send back anything that recommends a lender or promises a saving.
